The Aging of Your House - How Long Will It Last?

What is the life span of a house?  Some houses may survive for hundreds of years, but the individual components that make them up may not.  Parts of the house made of concrete or brick may last a long time, but other things such as appliances may only last ten years or so, regardless of how expensive they were to purchase. 

As seen in the graphic, components of the house made with hardy materials such as wood or stone flooring can last 100 years or more.  Other durables that can last a lifetime included natural stone or tile countertops, fiberglass, wood or fire-rated steel exterior doors, copper wiring and most types of insulation.

A study by the  National Association of Home Builders warns that life expectancy of homes will vary and the life span of an individual house’s component will depend greatly on the quality of installation, level of maintenance, weather and climate conditions and intensity of use.

Many homeowners will swap out house components or appliances before necessary due to changing styles and preferences or improvements in newer products.  Eligibility for tax credits or rebates and newer models that are more energy efficient and less costly to use may entice homeowners to replace items before the end of their useful life.

Consistent home maintenance is the best way to make your home, and all its various components, last as long as possible.

Adventures in the New River Valley: Repair Café

The Habitat ReStore in Christiansburg is hosting a repair café on Saturday, October 14th 9:00 AM to 3:00 PM.  Do you have broken items lying around the house?  Don’t want to have to replace the item?  This event is a place where you can bring the broken item in to be fixed by people skilled in fixing such items.  They are a lot of fun and serve to help the community resist the throwaway economy.

Since this is the first of this kind of event, repairs will be limited to; Small Appliances, Sewing, Furniture, IT help and knife sharpening.  If the item cannot be repaired they will try and diagnose and make recommendations on where to get the item repaired. 

There will also be a repair fair in the parking lot to help people learn how to do some basic home improvements to make their homes more sustainable.

Staging Your Home with Young Children

You have placed your house on the market and now it’s time for potential buyers to come and look at it. Keeping it clean, tidy and ready to show can be challenging in the best of circumstances, but even more so when you have young children.  Here are a few staging tips for keeping your house ready for last minute showings while making it attractive to buyers at the same time:

  1. Begin by removing any excess toys and clutter.  Cumbersome toys like play kitchens and picnic tables take up a lot of space and can made a room look crowded and smaller than it is - so it’s a good idea to put these in storage while you are trying to sell.
     
  2. Allow your children to pick out a few favorite toys that can be easily stored in attractive containers when showing the house.  Choose an option that makes tidying up quick and easy.  Store all other toys out of sight.
     
  3. Potential buyers like to be able to see the house as they would have it. So, remove kids’ art work from the refrigerator and convert the playroom into a multi-purpose room. For example, you can stage the playroom as an office by adding a desk and chair, or as a den by adding a small sofa.  That will make the room more appealing to buyers without children.
     
  4. Consider a fresh coat of paint, especially if you have colorful rooms that were painted to appeal to your little ones.  Not only will the new paint cover finger-prints and marks on the walls, but choosing neutral colors for all the rooms will help sell your home more quickly and easily.
     
  5. Don’t forget that the outside of your house is the first thing potential buyers see.  Keep outdoor toys to a minimum and make sure they are stored neatly.  You never know when buyers might be driving by and you don’t want a bunch of toys to create and eye-sore that makes them hesitate to look at your home.

Selling to Millennial Homebuyers

Generation Y, better known as millennials are buying homes. In fact, per the National Association of Realtors’ 2017 study of generational housing trends, millennials (those born between 1980-2000) make up the largest portion of the buyer market at 34%. That being said, when selling your home, it would be wise to think about the wants and needs of millennials as potential buyers.  Here are 7 must-haves for selling a home to millennials:

  • Updated kitchens and baths –  young homebuyers have been saving for a down payment and budgeted for mortgage payments, but they want move-in ready homes.  Updating kitchens and baths are expensive, so unless they are specifically looking for a fixer upper, they are going to want these rooms in particular to already be updated.
  • Location, location, location - millennials are not only facing higher gas prices, but they are more environmentally conscious.  They are looking for homes in areas that have easy access to public transportation and a good walk score.
  • Great Rooms – there was a time when a formal dining room was on every buyer’s wish list. But this generation of buyers prefers a great room with combined kitchen and living space.  And because of how younger homeowners entertain, they prefer an open floor plan for easier flow throughout the house.
  • Home office – millennials make up a huge portion of our work force. Working from home has risen in popularity by 80% over the past ten years.  So, having a home office is definitely a must for most young buyers.  Even if you have a room staged as a bedroom, it would be prudent for your agent to point out that it could be used as a home office.
  • Low maintenance – young buyers want low maintenance homes.  Things like wood floors and granite countertops appeal to them because they are both attractive and easy to take care of.  Smaller yards are their preference as well. They want to spend their free time relaxing or traveling, not doing yardwork and cleaning.
  • Technology – this generation life without the internet and cell phones.  Good service is vital to them.  Many millennials don’t even use a landline.  You may not be able to control the strength of cell service at your home, but you can be sure that young buyers will be asking about it.
  • Energy efficiency – With a growing interest in protecting the environment, younger buyers look to buy "green homes".  While energy efficiency is not the top reason to purchase a house, it can certainly be an advantage when dealing with millennial buyers.

Claytor Lake State Park presents Bike Your Park Day: Cruising Claytor on Saturday, September 30, 2017.

Explore Claytor Lake State Park on National Bike Your Park Day. The trails throughout Claytor Lake State Park are perfect for a nice bike ride. Some of these trails have paved areas, others are all dirt, but none are too tricky or steep to bike.

You can ride with a group, yourself, or join us for this guided bike ride along Claytor Lake Trail. The guided ride starts at 10 am at the Claytor Lake Trailhead located between Campgrounds B and C.

It's also National Public Lands Day so there will be no parking fee for park visitors.
